3 Pro-Styling Tips for the Outside of Your Home for Sale

3 Pro-Styling Tips for the Outside of Your Home for Sale or for Rent.

You are planning to sell your house, but you don’t know where to begin? You fear it will take too long to sell, or won’t get the price you want.  Consider “staging” your home, or preparing the environment for rapid buyer interest in your property.

To be truly successful, you must consider both the outside and inside of your property. Here are three ideas to get you started on the outside of your house:

1. Go stand on the street and observe what consumers see as they approach the property. Be mindful that any unfavourable impressions they get outside the house (unmaintained or non-existent landscaping, peeling paint, etc.) will lead them to believe that the property itself has not been adequately cared for. So, even if you have invested the time and money to improve the inside, it will all be for nought if the clients have a negative initial impression as they approach the property.

2. Next, walk outside your front door and close it; then, stand on the balcony for 5 minutes and gaze around. The clients are standing behind the realtor, gazing around, while he struggles for keys and attempts to find out how to unlock the door. So, what exactly will they see? Cobwebs, dead plants, and old Halloween decorations in the middle of January? Once again, a poor initial impression!

It’s well worth your time to tidy it up. Want to take it a step further? Try a fresh coat of paint, as well as new furniture or accessories.

3. Don’t overlook the backyard. While this may not be part of a potential buyer’s first impression, you should still make sure it’s in the finest shape possible. Pull weeds, water plants, sweep (if applicable), and perhaps buy new furniture or accessories like plant pots, pet houses, birdhouses, etc.

And the most important tip of all? Consider yourself as a potential buyer viewing your house for the first time. What are your first impressions? WOULD YOU BUY YOUR OWN HOME? What changes would you like to see made before making an offer on your home?

And don’t worry about investing thousands of dollars to prepare your home for sale – you’ll get it all back when you sell. Proper staging allows you to sell your home in less time and at the price you desire.
