First impressions, it’s often said that people make up their mind whether they’re going to buy or rent your property or not within seconds of walking through the door or even arriving outside your house. I’m not absolutely certain that’s always the case but I do see it happening while it’s true that first impressions count and are very important, there are also some myths out there as well;
Tidy Up
Tidiness goes a long way towards staging a successful open house not only does it help to present the property in the best possible light, but it also gives off the impression that you take good general care of your property. It really works to maximize that initial impact, it is always worth tidying up the front garden clean sweep your drive, or your paths paint the front door a clean fresh run that makes your home kind of look cared for.
Declutter Your House
If you’ve got lots of possessions they can be distracting and they can end up making your home feel smaller. Cut down on the number of kids’ toys spilling out of drawers and loads of family photographs on show, and too much surface clutter.
Cleanliness
Clean your home and carry out any essential garden maintenance before you list your property. Buying a home is the most emotional purchase many people will ever make as soon as a buyer walks into your home they begin to visualize what their life would be like if they live there. Cleaning and tidying up for viewings is obvious but it needs to be said many times like make sure beds made, curtains were drawn, never forget to check toilets that are flushed and check the water pressure. Give your baths, sinks, toilets, and taps a good clean.
You need an honest friend to tell you this, how does your home smell so when somebody walked in the door, what is their very first impression I’m not sure about the old cliche of freshly baked bread and coffee selling a home but tell you what, a bad smell can certainly put people off. You may be used to your pet or your household odors that you won’t smell it but somebody walking in for the very first time may smell dogs’ beds or a cat litter that is so open to the windows. Do whatever you can on a viewing day to make your house smell fresh and clean while you love your pets, potential buyers may not.
Hire a Professional Property Agent
Get a professional property agent – this will offload you a lot, leaving an agent to market and show people around, often I think property owners tend to concentrate on all the tiny details but in my experience buying or renting decisions usually hinge on a much bigger picture the agent will find it easier to allow viewers to absorb what they’re looking at.
Your house is the most valuable asset so show it off it is better to stage it in the best condition, the whole place has to gleam and shine regardless of the time of year make your outdoor space look as good as possible. I would not advise investing too much in redesigning unless you have calculated it well but what is worth doing is getting broken or damaged areas getting fixed. Get professional cleaners or gardeners to give the place a thorough once-over before you start marketing.
Take Great photos or hire a free professional photographer to photograph your property, real estate photography is as much science as art, so ensure your photographer can photograph your home with a good camera.
